Seller's Disclosure

Pre-Listing Home Inspection

If a home inspection is done, it is usually after a buyer makes an offer*. Wouldn't it be more useful forboth a potential buyer and a seller to know that the house was inspected and repairs may have beenmade before anyone gets to the closing table? Of course the potential buyer will want to do their own inspection, but imagine how impressed that buyer will be when they realize one has already been done! We realize that this component might not fit in your specific market. Therefore, it's suggested and should be tailored to fit the needs of your office.Eventually your buyers are going to conduct a home inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways:

�� It allows the homeowner to see your home through the eyes of a critical third-party.

�� It permits the homeowner to make repairs ahead of time.

�� Defects won't become negotiating stumbling blocks later.

�� It may alert home owners to items of immediate concern, such as radon gas or active termite infestation

�� It may relieve buying prospect's concerns and suspicions.

�� It reduces liability by adding professional supporting documentation to your disclosure statement.

* This pre-listing inspection would be completed in addition to the "buyer" home inspection. The goal of the pre-listing inspection is to determine if there are any issues the seller should address and/or repair before their home goes on the market.

Home Staging

Home staging is a marketing investment in selling a home. Setting the stage for a higher selling price and a faster sale, home staging transforms properties from everyday living spaces into homes that buyers can see as their  own. Statistics show that staged homes spend 50% less time on the market and sell for approximately 6.9% more than their non-staged competition!* It's a way to "de-personalize" the listing and allows the buyer to "mentally move in". Since home buying is an emotional response, we don't want buyers to feel as though they are intruding on a seller's life, but entering their new one!
